What Does it Look Like to Sell With The Tall Guy?

1: HOME VALUATION

Let’s see how much your home is worth with an in-depth market and home valuation. Then, if you decide to go the Tall way, we’ll arrange a contract that clearly lays out my and your expectations.

2: TIMELINE

After signing our contract, we’ll set a timeline for selling your home, including when your home will go on the market and open houses.

3: MARKETING PREP

 I’ll immediately tell my marketing, graphic design, videographer, and photographer teams so they can start their prep to do their magic. We’ll also start you on pre-market advertising so buyers find your house before it’s even live.

4: PRE-SALE INSPECTION

We’ll see what you need to update around the house, then we’ll guide you through the process of having any repairs or modifications done.

5: STAGING & PICTURES

A lived-in home is gorgeous and full of memories. However, we need buyers to view your house from their perspective—which means making your house as HGTV-like as possible. The Williams Team and we work with PixVid to get top-of-the-line pictures to put up on MLS sites such as Zillow and Redfin.

6: MARKETING

 It’s no longer enough to have yard signs and a Zillow page (although those are very valuable and parts of our process). You have to have social media marketing, door-to-door flyer handouts, people calling potential homebuyers, paid ads, etc. 

And we take care of all of that at ZERO cost to you.

7: SHOWINGS & OPEN HOUSES

We’ll set the stage so your house shines and stands out to buyers. 

8: OFFERS

We will passionately and strategically advocate for you to get the best offer on your home and in the timeline you want.

9: TRANSACTION COORDINATING

Our dedicated transaction coordinator will guide you through every ounce of paperwork at zero cost to you.

10: APPRAISALS & INSPECTIONS

This is to make sure the buyers are getting what they’re signing up for. Don’t worry—with how thorough we are during the first steps, this one should be a breeze.

11: NEGOTIATION

After sending the appraisal and inspection information back to the buyer, we’ll negotiate the minor details so that you and the buyer walk away with abundant joy.

12: CLOSING DAY

You did it—congratulations! We’ll sign the final documents so you can head on to your new home without looking back.

Satisfaction Guarantee Through Our Flexible Listing Commission Plan

Our goal is to exceed all of your expectations. Not only is your satisfaction/abundant joy our goal, but we hold ourselves to it with our Flexible Listing Commission Plan, where you pick the commission you pay at the time of closing. 

 

Here’s what that looks like:

Option 1:  3.5% for an excellent job
Option 2:  3.0% for fulfilling all expectations.
Option 3:  2.5% if I don’t deliver the quality that they expected.
The buyer’s agent will still be paid 3% regardless of this agreement. I’m also promising that if the Seller finds the buyer (unrepresented), that I’ll reduce the commission to handle both sides down to 3% in total instead of 6%. If I end up finding the buyer (not represented by an agent), I’ll reduce my commission down to 4% total.
